Job Description:
The company is seeking an experienced Field Construction Manager to oversee one to three residential new home communities in the Maryland metropolitan DC region.
The ideal candidate has a background in the construction field, including 4 years in residential construction management. Candidates with a degree in a construction related field, such as construction science, architecture, construction engineering, or similar is preferable, but not required.
Advancement and promotion opportunities may become available with successful employment.
Typical Schedule: 40 – 50 hours per week, Monday – Friday as well as occasional weekend days, as needed
Duties and Responsibilities:
Ability to read and construct residential homes per approved plans
- Maintain a clean and safe site
- Work well with all governing authorities
- Control construction materials that they are used correctly and not wasted
- Ability to interact with home office personnel
- Construct home per approved company construction schedules
- Work with Purchasing Department to adjust material take offs when necessary
- Maintain Erosion Control devices
- Involvement and communication with land development managers
- Have good working relationship with all subcontractors
- Understand timing and delivery of construction materials
- Work with subcontractors , timing of their scopes of work
- Keep and maintain curb appeal for the project
- Assure that homes are completely ready for the Homebuyers walk throughs
- Understand you have one chance for a first impression
- Complete Homeowners punch lists in a timely and professional manner
- Be courteous and professional always to homeowners
- Capable to train and mentor Assistants
- Understand and implement OSHA regulations
- Have the ability for growth and advancement in the organization
- Analytical Skills: Construction managers must be good at planning for large-scale, multi-step projects.
- Management Skills: As the boss on site, construction managers must lead their teams, and keep them motivated and focused on the job.
- Communication: Good writing and speaking skills are needed by construction managers when communicating with employees, writing proposals, subcontractors, procuring materials and dealing with clients.
- Technical Skills: Construction managers must know construction methodologies, read blueprints and understand other technical aspects of construction.
- Time-Management: Deadlines are crucial in construction. Making sure that everything is on time and moving smoothly is a critical part of the job.
- Complete consistent follow-through activities with customers. Communication and follow-through from the construction process to all closing and post-closing activities is an essential responsibility.
- Scheduling of homeowner meetings and orientation(s)
Requirements:
- High School Diploma is acceptable with applicable construction experience, prefer post high school education.
- Minimum 4 year employment in a construction management position
- Valid driver’s license
- Excellent verbal and written communication skills in the English language, Spanish a plus
- Basic PC skills
- Ability to prepare written documentation and complete contract calculations
